RevPAR (Revenue per Available Room)

Also called: revenue per available room

How it works

Occupancy tells you how full the hotel was and ADR tells you the average price of the rooms sold. RevPAR combines both, so a discount that fills rooms but cuts rate shows up honestly.

Use room revenue excluding GST and remove out-of-order rooms from the available rooms before calculating.

Example

A 40-room hotel with 2 rooms out of order for a 30-day month has 1,140 available room-nights. With ₹28,70,000 of room revenue, RevPAR is ₹2,518.

Frequently asked questions

How is RevPAR different from ADR?

ADR divides room revenue by rooms sold, so empty rooms do not lower it. RevPAR divides it by all available rooms, so it falls when rooms stay empty.
